Reverse (Parking) Exchange
The reverse exchange strategy permits the exchanger to purchase
new property before selling the old property. The Qualified Intermediary,
such as 1031ae, sets up a special purpose entity known as an Exchange
Accommodation Titleholder that purchases the new property and
parks it for you until you sell your old property. Just like delayed
exchanges, the reverse exchange must be completed within 180 days.
